WORK
Ela Mesa
Ela Mesa — “come inside” in Greek—is more than a name; it’s an invitation to experience the enduring spirit of legacy living.
Every detail evokes a sense of permanence and belonging: sun-warmed stone, generous thresholds, and rooms that flow effortlessly between indoors and out. The home’s design celebrates connection—between people, between generations, and between landscape and structure. At its heart, Ela Mesa is not just a house, but a sanctuary for memory-making. It’s a place that welcomes you in, time and again, with open arms and the simple promise of a seat at the table.
WORK
Lo Scoglio
Lo Scoglio was conceived as a home that feels discovered rather than built — a quiet presence in the Byron Bay hinterland, shaped by craft, memory, and place. Inspired by the artisanal soul of an Italian hotel and the clients’ Italian-Australian heritage, the residence balances refined luxury with a grounded, enduring character. Guided by Skyline Projects, the design embraced reclaimed and locally sourced materials, honouring both the land and the clients’ regenerative values. The result is a timeless home where every detail is considered, every material tells a story, and craftsmanship is deeply respected — a true meeting of vision, trust, and enduring beauty.

WORK
Coorabell Ridge House
Architectural integrity, delivered with financial discipline. Working to a critical deadline, this project was delivered on time and on budget — even amidst the disruption of a mid-build cyclone! It reflects a seamless alignment of vision, precision, and trust. This project began with seasoned clients — developers and designers, their clear brief and a firm understanding of feasibility. They came to us after encountering unexpected costs and compliance limitations with a modular approach and sought a more refined and reliable path forward. In partnership with Skyline Projects, their vision was reinterpreted as a custom architectural home, achieved within a comparable budget but with far greater control, quality, and longevity. The result is a home that oozes quiet luxury and importantly, didn't break the bank.
WORK
Suffolk Park Beach House
This stunning project stands as a testament to the seamless fusion of modern coastal design and architectural nous. With stunning rammed earth features adorning the kitchen, curved benchtops, and beautifully detailed joinery. The team took several specific measures to support the remote clients during the construction process, including regular PCG meetings and budget updates and thorough, transparent communication that resulted in gaining the client's trust despite the job being completed without the client's physical presence.

WORK
Clarkes Beach House
Delivered for remote clients to a tight deadline and budget, The Clarkes Beach House reflects a seamless alignment of vision and execution — it's a home that feels both curated and carefree, designed to hold a lifetime of memories by the sea. A dedicated wellness zone invites moments of pause after long days in the surf. Bedrooms offer moments of whimsy through custom joinery that speaks to the artwork upstairs, while a bespoke bar anchors the home, setting the tone for long evenings watching the sunset over the sea.
WORK
Belongil Beach Shack
The client was looking for a stylised and creative storage solution that would simultaneously enhance the landscape and complement the existing build. They proposed the concept of a custom mirrored facade for this project. With a matching smokehouse held deeper on the property adorned with Indigenous art, this stunning beach shack proudly stands overlooking the shore - part art, part function.
WORK
Bangalow Queenslander
This lovingly restored Queenslander tells a story spanning a century, so when the owners approached us to delicately bring her back to life for a beautiful young family, we relished the opportunity. Marrying modern building techniques with a sympathetic respect for the past, this timeless renovation exudes style and grace.

WORK
Piccadilly Palms
Picadilly Palms was envisioned as an effortless coastal retreat — a place where bohemian ease meets the refined rhythm of Byron Bay living. Just moments from the shoreline, the home balances quiet seclusion with a connection to beach, town, and lifestyle, offering expansive spaces for gathering, retreat, and restoration. When this experienced client from Picadilly Properties approached Skyline, the alignment was immediate — a shared understanding of vision, pace, and outcome. The result is a seamless expression of “boho chic meets Byron Bay,” brought to life through considered design, layered textures, and a disciplined build process that honoured both time and intent. Light-filled interiors spill into relaxed outdoor living, where every detail feels intuitive and resolved — a home that doesn’t just accommodate life by the coast, but elevates it.

DNA
Experience teaches when to push and when to pause.
That judgement is what clients rely on.
Standards come first at Skyline Projects — discipline, clarity and respect for the craft. Calm leadership on site, clear communication with clients, and doing things properly rather than quickly.
Behind every Skyline build is a carefully selected, in-house team of industry-leading specialists — from experienced construction and project managers to site supervisors, finance professionals, and contract administrators. Chosen for proven expertise and held to exacting standards, this team brings both creative thinking and rigorous operational control, safeguarding budgets, anticipating risks, and ensuring complete accountability from start to finish.
Nic Lenders
Founder
For founder Nic Lenders, that approach is shaped long before stepping onto site. Mornings on the mat at jiu jitsu, meditation and time with family sharpen focus and restraint.
Nic Lenders sets the vision and standards that define the company. With more than two decades of hands-on experience in luxury residential and commercial construction, he leads Skyline with a rare combination of craftsmanship, design insight and disciplined project delivery. His strength lies in balancing creativity with pragmatism — translating ambitious design ideas into buildings that can be delivered with precision, within budget and on programme.
His razor-sharp attention to detail, clear communication style and unwavering commitment to quality have earned Skyline a reputation for excellence.

Jay
Construction Manager
A natural perfectionist, his instinct for quality and detail sets the benchmark for workmanship across every trade and stage of construction.
His ability to anticipate challenges before they arise, stay several steps ahead of site activity, and coordinate complex schedules keeps projects running with quiet efficiency. This foresight, combined with his reputation for integrity and transparency, makes him an invaluable asset to both the Skyline team and its clients.

Louise
Senior Contracts Administrator
Louise ensures projects run smoothly behind the scenes through disciplined organisation and rigorous cost control. With a deep understanding of contract management and budgeting, she oversees a team of Contracts administrators to maintain financial clarity across each project while supporting the delivery of architecturally driven outcomes.
Her structured approach to procurement, documentation and cost management protects both programme and budget, while her appreciation for design ensures the practical decisions behind the scenes continue to support the creative intent of the project.

Site Managers
Skyline’s Site Managers form the backbone of day-to-day project delivery. Hand-selected by Nic for their experience, performance under pressure and professionalism, they represent the standards Skyline expects on every site.
They oversee construction on the ground — coordinating trades, managing schedules and ensuring workmanship meets Skyline’s uncompromising standards.
Highly experienced and detail-oriented, they act as the crucial link between design vision and execution. Their presence ensures projects run smoothly, safely and efficiently, giving clients confidence that their project is being delivered with precision and care.
